At Bluerock Healthcare, a registered NDIS provider, we offer Medium Term Accommodation (MTA) as a secure, fully supported housing option for participants awaiting their long-term home. Whether you're waiting for home modifications, an available placement, or transitioning from hospital, aged care, or another service. Our MTA is designed to bridge the gap safely and supportively.

But we go a step further. Our goal is to support your entire housing journey, from short-term transition through to permanent, long-term living. We can help you transition into one of our Supported Independent Living (SIL) or Specialist Disability Accommodation (SDA) homes, ensuring continuity of care, consistency in supports, and comfort in familiar surroundings.

A Seamless Housing Pathway

What Is MTA?

Under the NDIS, Medium Term Accommodation (MTA) is a transitional housing solution. It supports NDIS participants who:
Have a confirmed long-term home to move into, such as a future Specialist Disability Accommodation (SDA), home under modification, or approved Supported Independent Living (SIL) placement
Cannot move into that home yet because necessary supports (e.g. assistive technology, home modifications) aren’t in place
Cannot stay in their current accommodation during the wait due to unsafe conditions or institutional settings
MTA is usually funded for up to 90 days, with extensions permitted in limited circumstances such as hospital discharge waiting periods or protracted modification timelines.
Because it’s transitional, MTA is intended as a one-off support, not ongoing accommodation.

What MTA Funding Covers and Doesn’t

Covered:
The cost of accommodation while you stay in MTA housing.
Not Covered:
Daily living expenses such as food, electricity, internet, or transport
Personal care supports, unless claimed through separate NDIS line items
Personal and clinical supports can run concurrently, if aligned with your broader NDIS plan.

Eligibility Criteria

To access MTA, participants must meet all three of the following NDIS criteria:

1. Confirmed long-term home identified (e.g. SDA, modified rental, SIL arrangement).

2. Supports for that home (like assistive tech or modifications) are not yet available.

3. Current accommodation is unsuitable and cannot be lived in while awaiting the long-term home.

Exceptions apply if you're being discharged from hospital, aged care, or custody. Where long-term home confirmation may not yet be required to access MTA.
